My story

I spent more than 15 years inside Canadian banking, most of it around mortgages — on the lender’s side of the table. I know how a file is really read, which questions decide it, and why a strong application is turned down for a reason nobody ever explains to the borrower.

Today I sit on your side of that table instead. Same knowledge, different chair.

I hold a Mortgage Agent Level 1 licence (# M26001186) and operate through licensed brokerage # 10530, with an office in Woodbridge. My practice covers first-time purchases, renewals, refinancing, home equity lines, construction financing, and — where the big banks say no — alternative and B-lender solutions. A Level 1 licence covers mortgages with financial institutions; it does not cover private lenders, and where a private mortgage is genuinely the right answer I will say so and refer you to a Level 2 colleague.

A mortgage is rarely just a rate. It is a family’s budget, a newcomer’s first step toward roots in Canada, a business owner’s cash-flow puzzle. I take the time to understand the whole picture before recommending anything, and I explain every clause in plain language — English or Farsi, whichever is home for you.

I am mobile and flexible: I meet clients at their home, workplace, or favourite café, and I answer my phone in the evenings and on weekends. When you work with me, you work with me — not a call centre.
