Frequently asked questions

How much down payment do I need?
A minimum of 5% on the first $500,000 of the price and 10% on the portion above that (20% for homes of $1.5M+ or investment properties). Under 20% requires mortgage default insurance (CMHC), which I factor into your numbers.
How long does pre-approval take?
Usually 24–72 hours once your documents are in. A pre-approval also locks a rate for 90–120 days, protecting you while you shop.
I’m new to Canada — can I get a mortgage?
Yes. Several lenders have newcomer programs that accept limited Canadian credit history with alternative proof such as international credit reports, bank statements, or rental history. This is one of my specialties.
What documents will I need?
Typically: government ID, proof of income (letter of employment, pay stubs, or business financials if self-employed), down payment confirmation, and details of debts. I give you a personalized checklist at the free consultation.
Can I get a mortgage with a lower credit score?
It depends on the score and the rest of your file — there is no single cutoff. Bank-rate approval typically wants a stronger score; a B-lender or alternative lender can often work with a lower one, usually at a higher rate. I review your full picture and tell you honestly which lenders are realistic before you apply anywhere.
How much house can I actually afford?
It comes down to your income, existing debts, down payment, and the federal stress test (you must qualify at the higher of your rate plus 2% or 5.25%).
