Mortgage renewal

The renewal letter your bank mails you is almost never its best rate. A 30-minute review before you sign can be worth thousands of dollars.

The most expensive signature in Canada

The majority of Canadians simply sign the renewal letter their lender sends — and lenders know it. Those letters are typically priced above what the same lender would offer a new client, let alone what their competitors would offer to win your business.

Renewal is the one moment you can move your entire mortgage with no penalty. That leverage is worth real money — but only if you use it before you sign.

My free renewal review

  • I compare your renewal offer against the live market — banks, monolines, and credit unions.
  • If your current lender is truly the best deal, I’ll tell you to stay. No games.
  • If switching wins, I handle the entire transfer — most lenders cover the switching costs.
  • It’s also the perfect moment to restructure: consolidate debts, tap equity, or change amortization to fit your life today.

When should I start?

Start 4–6 months before maturity. Rates can be held for up to 120 days, so beginning early means you catch rate drops and never renew under time pressure. Even if your renewal is further out, a quick call now puts a reminder and strategy in place.

Frequently asked questions

Is switching lenders at renewal expensive?
Usually not. At renewal there is no prepayment penalty, and most new lenders cover or credit the appraisal and transfer fees for standard mortgages.
My finances got harder since I bought — can I still renew?
Yes. If you renew with your current lender, no re-qualification is needed. If we switch, I’ll match you with a lender that fits your current situation — including alternative options.
How early can I lock a renewal rate?
Most lenders hold rates 90–120 days. I monitor the market during the hold and re-lock if rates fall.
What does your renewal review cost?
Nothing. For qualified residential mortgages the lender pays my compensation — my advice to you is free.
